Buying a New Home is Still the Best Investment!

Even as a five-year slump in house prices drags on, eight-out-of-10 Americans say bricks and mortar remain the best long-term investment, according to a study released on Tuesday.

“The resilience of the American public’s belief in the investment value of home ownership is pretty impressive,” Paul Taylor, the project’s director.

81 percent of respondents see housing as the best investment a person can make, despite a slump in prices that has knocked nearly a third off home values since 2006 according to the survey by the Pew Research Center’s Social and Demographic Trends project.

The study found that while the American public continued to believe in housing as an investment, there had been some falloff in the intensity of their faith.

The same questions were put to respondents in a CBS News/New York Times survey two decades ago and 49 percent “strongly agreed” that homes were the best investment. (read more)

OPERATIONS IN CALIFORNIA AND UTAH

Private homebuilder will continue to provide customer service and warranty to existing and future homebuyers

SAN ANTONIO – Feb. 24, 2011 – Fieldstone announced today that it is exiting the Texas real estate market due to continued difficult market conditions and limited availability of new construction financing. Through its Texas subsidiaries, the company has built more than 3,000 new homes in the greater San Antonio area of Texas since entering the market in 2003. Fieldstone now has decided to consolidate its resources and will focus on its homebuilding operations in California and Utah.

“Fieldstone is not going out of business, we’re just leaving Texas,” said Fieldstone CEO William H.  McFarland. “We are fully committed to our existing homeowners in Texas and will continue to provide customer service and warranty to anyone who has or will buy a Fieldstone home in Texas.”

Fieldstone has approximately 120 completed homes and models in 14 different communities that it plans to sell as it winds up its San Antonio operations. In order to sell and close these remaining homes quickly, new special pricing has been put in place, as well as additional and flexible incentives.

“Fieldstone’s decision to leave the Texas market creates a one-time opportunity for potential homebuyers to purchase a home from a builder known for its quality and customer service at below market pricing,” said CFO Alan Arthur. “We are going to be aggressive in selling these homes over the next few months.”

The Texas subsidiaries also own approximately 640 finished lots and 1,300 entitled lots in the San Antonio area that will be sold to other developers and homebuilders.

“It’s not easy to exit the Texas market and say goodbye to the employees who have been part of our dedicated Fieldstone team, especially in this kind of economy, but it is a necessary decision for the company’s overall financial position,” Arthur said.

The company will retain certain employees to sell and close the remaining homes, wrap up its various business matters and maintain home warranty and customer service programs.

As Fieldstone prepares to close out its Texas operations, the company will maintain its ongoing commitment to its customers and the homes it built, and to the fair treatment of employees, subcontractors and others who have been involved in its business operations.

Homebuilder executives and economists predict a post-Super Bowl bounce in demand for residential construction as Americans turn their attention from football to another national pastime: house hunting.

The chief executive officers of six of the 10 largest U.S. homebuilders cited the potential of a sales comeback in the spring, traditionally their strongest season, during conference calls in the last four weeks. Housing forecasts from Fannie Mae and the Mortgage Bankers Association show the new-home market will begin a rebound that will last through at least 2012.

Spring is a popular time to buy because house hunters often want to have their home finished by July or August, before the start of the U.S. school year in September, said John Burns, CEO of John Burns Real Estate Consulting Inc. in Irvine, California. The weekend after the Super Bowl is traditionally when prospective buyers start looking, he said in an interview.

Should Parents Help with Down Payment?

Mesa Creek New Homes - Exteriors Did you know that 36% of first time home buyers received help with their down payment from friends and family?  That percentage is up from 28% last year according to the National Association of Realtors.  In many circumstances, young adults can afford the monthly payments of a new home, but may not have the cash required for the down payment.  The smarter choice would be to invest that monthly payment into a new home instead of paying rent on an apartment or condo.

If parents find themselves in a financial position to help, there are many ways for them to give their children that little extra help in making that new home decision.  Don’t assume that means parents are just giving them money, it is coming in various ways.

Below are 3 different ways parents can help and signs to determine the best method.

  1. Make A Gift
    Each parent can give “gift” up to $13,000 tax-free per year to each child.  This could help with reducing the parents estate.  If a child is just shy of that 20%, helping them to avoid private mortgage insurance would save them every month.  You will need to make sure the funds are the in account for at least 90 days, and have a letter letting them know that the money is a gift and not a loan.
  2. Make A Loan
    This might be a good option if your child can still qualify for a new home loan after repaying you.  The bank will still require all debts to you, cars, school etc are below 40% of pretax income.  If the parents are okay with not being fully re-paid.  Situations change quickly and the child may not be able to pay.
  3. C0-Sign Mortgage
    If it is determined that the child just can’t qualify for the loan due to their situation, maybe co-signing with your child works.  Co-signing is not something you should unless you completely understand the risk.  The parents would be on the hook for any un-paid mortgage payments.
