Give Me Some Space to Move Freely

Today’s home buyers are really concerned with how much space the home will provide for their family.  As a real estate agent, I have taken families through LOTS of homes. Existing homes, as well as newly built homes, and couples always have many of the same things on their list of desires for their next home. Even if it isn’t a list they have written out on paper, most have at least put some thought into what they want.

Let’s take a moment to “Tour the Master Suite” of a newly built Model Home with this couple. These 5 points are usually present in the minds of a couple as they walk into a master bedroom of a home and try to picture themselves living there.

Just for fun, AND since I am of the female persuasion, I will write this from the perspective of the future LADY OF THE HOUSE:

  1. Thinking to herself…”Is this enough room for that ridiculously huge king sized bed he had to buy last year, or will we always be turning side-ways to walk around each other?  I like dancing with him, but NOT when I’m late for work!”
  2. Aloud…”Is the closet a walk in?” Opens door…”Oh good, and it has enough space for both of our clothes, now his stuff doesn’t have to go in the guest room closet anymore!”
  3. Now walking into the master bathroom…”Most mornings we are trying to get ready at the same time…Oh GOOD! There’s a double vanity, he won’t have to get ready in the kid’s bathroom anymore!”
  4. “Hmmm, is this going to be enough cabinet space to hold all my”…clears her throat…”OUR STUFF??”
  5. And last but not least…(Seriously folks, happens EVERY time, I have to suppress a chuckle when I hear ladies say this) “OH COOL! The toilet’s in it’s own little room with a PRIVACY DOOR!!!  I really like this house…is he STILL in the garage?”…Shouting in the direction of the garage, “HONEY, I LIKE THIS HOUSE!”

All in fun, but seriously, keep this in mind when you are looking for your next home in Utah. While older neighborhoods have a certain charm, you should still be sure to tour a model in a new home community. You may find some benefits and features you didn’t expect! My guess is you will ABSOLUTELY be willing to trade that “older home charm” for the modern space and comfort a new home provides!  Happy House Hunting!!

Top 4 Concerns of Buying a New Home

In this economical state that we are in, future homeowners have become more conservative and are very gun shy about buying in this market.  With a little more information, many prospective home buyers will realize that now is actually a great time to purchase.  Here are few concerns that you might have as well before you actually decide to buy today:

  1. What will my payment be?

    This is a vital component that every buyer wants to know prior to signing on the dotted line.  Any sales agent should be able to calculate a PITI (principle, interest, taxes and insurance) payment.  This will include your mortgage insurance, unless of course you put down 20% or more! This is a vital component in establishing a comfort zone, versus what you can actually “qualify for”!  Most people have a preconceived notion of what they are comfortable paying as opposed to getting the maximum monthly payment that they can qualify for.  Make sure you speak to a new home sales professional who can explain the mortgage process and calculate what it will cost you monthly for that brand new home!

  2. What options in this home are standard?

    This is all too common a question.  Most new home builders in the market load their models with options and features that ultimately increase the price of the home, so that “Price Sheet” that you have in your hand does NOT represent the model home that you are looking at.  Many builders add $50-$100,000 in options and features in a home, this does not allow you to see what is truly “included” in the price on the price sheet!  Find out what is a standard feature, usually the new home sales professional can explain what is and is not standard, but get the option sheet and see what sort of cost increases it will take to get the home exactly like the model or all the options you want in your Brand New Home.

  3. What type of Warranty comes with the home?

    I am glad people ask this question, this shows that people truly care about the longevity of their “huge” investment that they are about to make.  The benefit of a Brand New Home, is peace of mind, all the issues that you might encounter should be resolved by someone, and that someone should not be your landlord!  Most builders will give you a one year warranty that covers all components of a home, along with a 2-10 structural and foundation warranty.  Both warranties are only as good as the company that stands behind it!  Does the builder sell the warranty to a third party?  Have there been any warranty concerns in the past, about NOT resolving issues or brushing them under the rug?  Make sure you are aware of these prior to buying a home.  Who holds the warranty, how good is it, and what company insures the builder!  Check BBB.org for more details about a builder and their warranty.

  4. Is this a good investment for my family?  Why should I buy in this community or at this location?

    People do NOT like being sold to, however, it is a new home sales professional’s job to make sure you are given all the vital components in making a determined and educated decision.  This is the most difficult question to answer, being in the real estate business, I believe we have seen the bottom of the real estate cycle.  Prices are as they were 5-7 years ago.  Rates are at historical lows.  There is tremendous choice in the market place.  The list goes on and on. That being said, I truly believe that if you look at the community, the location and the home itself, you will derive upon an answer that you can take to the bank.  Do you need a place to live?  Yes.  Do you want to throw money away?  No.  The find a place that you can see you and your family in for the next 5-7 years.  Real Estate is NOT a short term investment, the days of flipping homes are gone for the average home buyer.  Real Estate is a long term investment with incredible upside!  Historically, real estate has always increased in value, not decreased, and it is cyclical, every so often it corrects itself, then appreciation returns.  Remember, you do need a place to lay your head, why not own it!  Look at the factors in and around the location.  How is the job market?  Growing?  How are the short term potential for increased population in the area?  New companies coming in?  What is the average rent in the area?  How does it compare to the mortgage for a similar sized home?  These are all the questions that are overlooked, but make sure you know the answer, as if they are all positive, then you are making a wise decision for yourself and your family.

What to Expect From a Quality Home Builder in Utah?

As a home builder in Utah, FieldStone Homes understands what it takes to build a quality home for you.  Beware, not all home builders are the same.  To help with your search for a home building partner, make sure to review the items below.

H – O – M – E – B – U – I – L – D – E – R

  • H - Honesty
    Make sure you select a builder that has a reputation of Honesty!  Ask to walk a home under construction, ask for an Option Price packet prior to signing any papers, ask if the prices drop while in backlog, would the builder discount your home as well?
  • O - Observe
    Look at the Community and notice the pride of ownership of the homeowners, take a look and ask the neighbors about how the builder did in building the house, and would they build with them again?  Watch a home being built and look at the debris and trash left at a homesite while under construction.
  • M – Models
    Are the models decked out?  It is hard to envision a home with all the options and upgrades that are in the model.  Many builders put $80 – $100k into one model home, it makes it a challenge to find out what the standard features are, Make sure to find out what is “standard”!
  • E – Energy Efficiency
    What has the builder done to be more energy efficient?  Low E windows?  Rating on Furnace?  Insulation?  Do they test their homes to be energy efficient, truly?  Ask!
  • B – Boundary Lines
    Are the Home Sites clearly Marked with pins in the curb and flags/stakes on the property lines?  This is necessary to know what exactly you are buying!  Make sure you know the home site size and where your property starts and finished!
  • U – Under Construction
    How does a builder build and who build their homes is critical in knowing that you are getting a quality home!  Ask for the building schedule!  If a builder does not have one, how do you know that the home will be right, and in a timely fashion.  If a schedule cannot be furnished, be leery if your home will be done when they claim it will be complete!
  • I – Investigate
    Make sure you do your due diligence, there are many builders in the area that you should look at comparing each other to!  Find out the price, quality, warranty, size and standard features and then make a educated decision!
  • L – Lifestyle
    Find a builder that caters to your lifestyle.  You have different needs and desires in a home, will the builder adapt to your needs and allow for some changes that are necessary for you and your family?
  • D – Development
    What does the overall community look like?  The builder cannot control everything in the community after the homes are sold, but they sure could use their influence and leave the legacy in place after the community is completely sold out!  If the builder does not care about the community, do you think they will care about your home they are building?
  • E – Experience
    Critical Component of Selecting a Quality Builder….How many homes have sold and built in the area?  How long have they been in business?  Has any of their homes gone through the warranty process?  Is the builder, still trying to get a foot in the market place, or they established?  Make sure you select a builder that you feel 100% confident that has gone through the good and bad times, as they hold your warranty, make sure they will be around to cover your home issues!
  • R – Rating
    The Better Business Bureau rates all things.  They are a private 3rd party group that monitors customer service complaints and makes sure the public is aware of the atrocities that businesses perform on the public.  This is a vital component in finding s Quality Home Builder….would you have a surgeon complete surgery on you if they got an F in Anatomy?  Then why have a builder with an F build you a home?

Moving Tips For Utah Homebuyers

Its moving day!

Here at FieldStone Homes we feel that moving into your new home in Utah should be one of the most exciting days of your life.  Unfortunately, moving can be a little stressful if you are not prepared.  So we put together a few tips to help you get ready for this big day.

6 Weeks Before the Move

  • Get a game plan together- Decide if you are going to hire movers, ask family and friends, or rent a truck and do it yourself.
  • Get a floor plan of your new home and plan the furniture layout.  This will help you decide which furniture you will be taking with you to your new home.
  • Make an inventory list of the items you will be moving to your new home.
  • Fill out a post office address change card.  This can be done online to save you a trip to the post office.
  • If you are moving out of the area, chose a school.  Register your children and arrange for their records to transferred.
  • Start cleaning and organizing the garage, basement, sheds, and other storage areas

4-6 weeks before the move

  • Start cleaning and organizing the garage, basement, sheds, and other storage areas.
  • Hold a garage sale or donate the items that you are not taking with you to your new home.
  • Make any truck or moving reservations.
  • Give your moving help notice of an approximate moving date.
  • Buy boxes and start labeling them.
  • Start packing small not used items.

2-4 weeks before the move

  • Contact your utility and other service companies to arrange your disconnection date and the reconnection of your new home.
  • Notify phone companies, newspaper subscriptions, magazines, etc. of the address change.
  • Decide what essential items might be needed/wanted during the move (laptop, book, ipod) and set them aside so they don’t get packed with the other items.
  • KEEP PACKING! Try to designate one room in your home that can be used to store all of the packed items.

1-2 weeks before packing

  • If moving out of the area, start to pack a suit case with clothes, toiletries, and medication to get you through the move.
  • Start to pack your ‘Do not move box’.
  • Begin to disassemble furniture and pack any non essential items.
  • Begin to clean out your fridge and pantry of any not needed food.
  • KEEP PACKING!

Final days before move

  • Create a meal plan for the next couple of days.  Clean and defrost your fridge and freezers.
  • Buy some paper cups and plates and pack your fragile items including dishes, glasses, and stemware.  Clearly mark ‘fragile’ on the box and store them in a separate room
  • Pack and mark separate boxes with your any food, coffee, drinks, cups, soap, paper towels, and any other items you will need right away at your new home.
    The morning of the move wake up and disassemble beds.
  • Pick up the moving trucks or wait for your help to arrive.

6 Tips for Moving to Utah

Having moved various times in my life, I have learned a great deal about moving and what to expect and how to prepare.  When I was sixteen I moved from Germany to Japan. Quite the change and literally a move across the world.  Five years ago, my family and I moved from Colorado to Utah and what a change that was and it was only a state away.

If you would like to take some of my lessons learned and utilize those in your own moving preparation feel free, no sense in reinventing the wheel, right?  Here are some of my learned practices:

  1. Make a list of things you absolutely need in your new place here in Utah!  If some of the items that you currently own are not on the list get rid of them!  It is expensive to move something that later on you will not ever utilize again!  Liquidate as much as you can!
  2. Are you renting or buying? We are in the biggest buyers market in quite some time.  There are deals to be had and the lowest interest rates since they kept track of rates! Now is a great time to buy, however, if you do not know where you want to live, try renting for a bit.  There are numerous rental agencies in Utah and ksl.com is a common website where locals post their rental properties.  Most property owners locally prefer at least a 6 month or year lease so make sure you are comfortable with that!  There are some great home builders in Utah that could assist you, but make sure you find a location that you want to live for a few years before you make the jump into buying a home.
  3. If you have a family moving is hard on children.  Make sure you have scouted out activities or sports leagues in Utah so they can immediately find friends who share in the same interests as they do.  Here are a few…Soccer – www.utahyouthsoccer.net  |  Baseball, Football and Basketball are coordinated by the City in which you are going to live.  I would encourage you to get your children involved as soon as possible so they take their minds off their friends they left behind and showcase how great the state of Utah and its people are that live here!
  4. Schools - It is important to find out the school district you will reside in immediately.  Utah has a High Charter School and Private School population.  The public schools systems are great, but with the Utah Voucher Funds, students can utilize the charter schools and some of the private schools for no additional costs.  It is difficult to get into some of the Charter and private schools, but well worth the challenge.  They typically have smaller class room sizes and allow more personalized education for children’s varying education levels.  One way of finding out about the charter schools near by is ask your friendly neighbors!  They have lived here and I am sure they can point you to the right charter schools in the area where you will reside.  There are many choices throughout Utah.
  5. Utah has seen tremendous growth in the past few years, with that growth we have had a great deal of construction on our highways and road, thus commuting time can be a headache.  Make sure you are aware of the construction projects and what to expect for a commute time in between your new home and work.  This is a quite snapshot of the current projects that are ongoing and the time frame for them to be complete.
  6. Finally for my last tip on Moving…when you are settled, make sure you enjoy the beauty that Utah has to offer, this is an incredible state, with many things to offer everyone!  We have a NASCAR Track in Tooele, we have State Parks throughout the State, we have professional sports: Jazz – NBA, REAL Salt Lake – MLS, Minor League Baseball – Orem Owls and SLC Bees, we have incredible Collegiate Sports – BYU, Utah, Utah State, and Weber State all with terrific traditions.  We have the beauty of the outdoors and incredible arts, museums, and the the home of the Headquarters of the Church of Latter Day Saints.  Make sure and visit Temple Square in downtown Salt Lake City, what an amazing piece of Architecture!

Buying A New Home Is A Great Move!

Buying A New Home in San Antonio Have you seen the recent cover of Time Magazine on rethinking home ownership?  This cover has generated a lot of chatter among current homeowners, families thinking about buying a new home and home builders themselves.  An article was published on the Wall Street Journal by Brett Arends recently on “10 Reasons To Buy a Home” and covered a lot of great reasons why buying and owning a new home still makes good common sense.

Here is a break down of his reasons to buy a new home:

  1. You can get a good deal…It’s a buyer’s market out after prices have fallen more than 30% on average, even after the expiration of tax credits.
  2. Mortgages are cheap…Interest rates are at record lows and may never be seen again.  Home buyers can save almost a fifth on payments.
  3. You’ll save on taxes…Since you can deduct your mortgage interest and portions of your real estate taxes, that means owning a home cost less, maybe even less than renting.
  4. It’ll be yours…There is something to be said about it being yours.  You can move walls, paint whatever color you like on the walls, or landscape your yard.
  5. You’ll get a better home…It might be difficult to find a “nice” rental for you family, but buying a new home will give the “nicest” home.
  6. It offers some inflation protection…As inflation increases over the years for a young family, typically the value of a new home also increases.
  7. It’s risk capital…When the real estate market does rebound, the price appreciation in your new home will provide some equity for your family.
  8. It’s forced savings…For most renters, the little extra that is saved is usually spent somewhere else.  With home ownership, that principal payment is actually building equity and providing a future savings.
  9. There is a lot to choose from…There remains to be many choices when looking for a new home.  You don’t have to settle on just anything.
  10. The market will clear…History will continue to repeat itself and the current inventory levels will work themselves out.
