“As the lull continues for new apartment construction, third-quarter figures show a boost in occupancy while rental rates hit all-time high.

The occupancy rate hit 91.5 percent, a 1.2 percent increase from the second quarter and the highest rate reported since 2007, according to a study done by Austin Investor Interests. The average rental rate reached the highest level San Antonio has seen with a 2-cent jump to $0.86 per square foot. The average rent in San Antonio, according to the study, is listed at $708.

During the past seven quarters, the city’s multifamily sector has absorbed 9,000 units with the addition of about 6,700. There were 224 new units added during the third quarter. About 2,500 units are under construction and should be completed within the next 15 months.”

Example of Accent Wall If you’re looking for an inexpensive way to add some drama to any room in your new home you may want to consider an accent wall. An accent wall is one wall within a room that is painted two to three shades darker than your other walls in the room.

Adding an accent wall allows you to create a sense of architecture and style, and the paint color you choose can be pulled from anything in the room, such as a throw pillow, a vase or an accent rug. There are a few rules to follow though, when it comes to adding accent walls.

  1. Make sure your accent wall color doesn’t blend with your big furniture pieces and wall decorations, if this happens you won’t have enough contrast and everything will blend together.
  2. In a really oblong room, the best wall to accentuate is the farthest short wall, adding an accent color to a long wall will only make the room seem longer, while adding it to the short wall will make the wall seem closer to you, visually correcting the shape of the room.
  3. An accent wall is used to highlight a focal point in your home such as, around a fireplace in your living room, the wall behind the headboard of your bed, or a niche where a large artwork piece is displayed.
  4. Accent walls can help to anchor or define a separate area within a large area, such as a smaller area for reading.

Yesterday, FieldStone Homes held their “Dash For Cash” REALTOR® Grand Opening party at Caprock and Stone Gate Reserve in New Braunfels.  Everyone had a blast!  Money was hidden in the new 1672 Platinum Collection model and at 1:00 REALTORS from the New Braunfels area dashed in to find the hidden dollars.  Everyone walked away with a prize.  REALTORS were also treated to a fancy bus ride over to the neighboring community of Stone Gate Reserve where they got to view 2 new inventory homes that are ready for move-in. How to Arrange Furniture in Your New Home

New Homes San AntonioAs you begin preparing to move into your new home in San Antonio you must decide where the furniture goes.   We don’t believe there are any hard and fast rules, but with a little planning you will be able to arrange your furniture to fit your lifestyle.  Unfortunately, the layout that worked in your previous house or apartment will probably not work for your new home.  So the fun begins.

Furniture Placement

Before you begin moving furniture around the house or even hanging pictures and art on the walls, take a moment to think about the usage of each room and how much time you will spend in the room.  Identify a focal point to design around, like a fireplace or bay window.  Once the focal point has been identified, measure the room and draw the room on some graph paper.  This will help with the layout of the remaining furniture and correct placement.

Furniture Tips

Below are some arrangment tips to keep in mind when designing your furniture layout:

  • Try and keep at least 24 inches of open space in areas where you walk through.
  • Place coffee tables 15 inches from couches.
  • Keep enough room to open cabinets drawers.
  • Design a small area of lamps and reading light.

This entire exercise can actually be very fun when involving the entire family.  Moving into your new home will be a lot of work, but is a very exciting time for everyone.

Northeast Crossing Grand Opening in San Antonio
