Concrete
The homeowner should not run water or allow puddles to occur near concrete foundations, patios, walks, and driveways. Water can cause soil expansion which can cause concrete to fracture.
Soil expansion to the extent that the building pad, which is a part of the lot on which the house is placed, be properly compacted, including preparation for drives and walkways.

| Stem wall cracks | Small cracks up to 1/8" wide are normal on concrete foundation walls and do not necessarily indicate a structural deficiency, provided that no leakage occurs. | Repair cracks in excess of 1/8" by surface patching. If structural deficiency is found on new construction, such deficiencies should be corrected by methods common to the industry. These repairs should be made toward the end of the first year of ownership to assure that settling of the home has stabilized. |
| Cracking of attached garage slabs, patios and carports, exterior slabs, driveways, sidewalks and floors due to improper compaction or expansion of soils. | Cracks in excess of 1/4" in width or 1/16" in vertical displacement are considered excessive and unacceptable except along expansion lines. | Repair excessive cracks as required, i.e., cracks over 1/4" width may be patched according to normal patching procedures. Broken driveways will be replaced in increments of 1/3, 1/4, or complete, depending on existing expansion cuts. Slabs damaged by contractors hired by homeowner's will not be repaired by the builder. |

| Standing water on stoops, garages, patios, carports, and driveways | Water should drain from garages and outdoor patios, carports, stoops and steps. No standing water is permissible exceeding 1/16" in depth for stoops or steps and exceeding 3/16" for driveways, carports and patios. To check for standing water, flood the area and wait for 30 minutes to check for ponding. | Take corrective action to assure proper drainage. |
| Uneven or wavy floors | Floors shall not vary from flat exceeding 1/4" over a 12' area provided the deviation is gradual. Deviation, dips or sags over a short distance and easily visible to the eye will be considered unacceptable. | Grind or fill as necessary to correct the uneven condition. |
| Chips and broken corners in concrete | Chips and broken corners will occur during construction. These chips and broken corners are unacceptable at completion of contract. | Properly repair chips and broken corners. |
