Construction Standards

Plants and grass are warranted for 30 days after escrow.

	Performance Standard	Standard Repair
Improper grading and/or drainage	None acceptable.	Grade the site so ground is sloped a minimum of 2% toward a public street or a drainage facility. All drainage facilities shall be designed to carry surface waters to the nearest practical street, storm drain, or natural watercourse approved by the local building officials. It is the responsibility of the homeowner to maintain this drainage. Altered drainage is the responsibility of the homeowner.
Plants are not true to size or species	There should be no change in plant material size or species except when there is a problem of availability, and then only with permission of homeowner.	Provide specified plants true to size and species, per State of California grading rules.
Improper design and/or installation of sprinkler irrigation system	None acceptable.	System should be designed to properly and adequately water all planted areas and should be installed per industry standards and local building codes.
Improper soil preparation	None acceptable.	Provide proper soil preparation for planted areas, amending soil with humus and fertilizer and rototilling all lawn and ground cover areas. Addition of soil amendments and fertilizer to the backfill mix of all shrubs and trees will be provided as called for on approved plans.
