Masonry

This section applies to fired clay common and face brick and precision concrete block installed on residential construction and yard walls. The color and surface texture of these masonry units and mortar will normally vary to some extent.

  Performance Standard Standard Repair
Different elevation between slabs (except steps) Vertical displacement between two slabs should not be a trip hazard. Repair by appropriate method to provide even edges.
Excessive crazing of finished exterior concrete surfaces None acceptable. Take the appropriate action to correct.
Improper, inadequate, unsightly finishing of concrete None acceptable. Take the appropriate action to correct. However, due to the nature of concrete finishes some variation is acceptable.
Cracks in wall and/or mortar joints Cracks up to 1/16" wide are normal due to expansion and contraction of the masonry materials. Other cracks may occur from expansive soils. Repair cracks in excess of 3/32" by surface pointing with mortar. These repairs should be made toward the end of the first year after completion to permit the home or walls to stabilize. Fieldstone is not responsible for damage due to homeowner neglect or changes.
Wall out of plumb, level or range Masonry walls need not be exactly vertical, level, or in range to be structurally sound. Tolerance should be within 2" of plumb for 8' vertical rise and no more than 3/4" of plumb in 16' vertical rise. Courses should be within 2" of level or range in 20' horizontally unless otherwise required to meet job conditions. Make cosmetic modifications where nonstructural defects have been indicated.
Voids in mortar joints None, except drainage holes. All voids should be filled with mortar by pointing.
Variation in mortar joints Horizontal and vertical mortar joints shall be uniform not to exceed 1/8" plus or minus the normal mortar joints. Take corrective action as necessary.
Chips and broken corners in block walls Chips and broken corners will occur during construction. These chips and broken corners are unacceptable at time of Homeowner Orientation. Properly repair chips and broken corners.
