Fieldstone will warrant any stoppages and overflows that are reported in the first 30 days following the close of escrow. Any dripping, leaking and cracking of fixtures reported in the first 90 days will also be warranted if homeowner neglect or damage did not occur.
| Performance Standard | Standard Repair | |
|---|---|---|
| Leakage from any piping | No leaks of any kind should exist in any soil, waste, vent or water pipe. Condensation on piping does not constitute leakage, and is not covered. | Make necessary repairs to eliminate leakage. |
| Sewers, vents, fixtures, and drains | Sewers, fixtures, drains and vents should operate properly. However, leakage caused by worn or defective washers is considered homeowner maintenance. Manufacturer's warranty excepted. | Repair or replace the leaking faucet or valve, unless leakage is due to homeowner negligence. |
| Defective plumbing fixtures or trim fittings and hot water heater | Plumbing fixtures or fittings should be judged according to their manufacturing standards. Electrical hot water elements' warranty is only for a period of one year. | Replace any fixture or fitting which is outside acceptable standards as defined by the manufacturer during the first year. After that, the homeowner must contact the manufacturer. |
| Stopped up sewers, fixtures and drains | None acceptable. | Fieldstone is not responsible for sewers, fixtures, and drains which are clogged through the homeowner's negligence, or after 30 days from occupancy, or Acts of God. |
