  Performance Standard Standard Repair
Roof or flashing leaks Roofs should not leak under normally anticipated conditions, except high wind-driven rain. Correct any verified roof leaks and all damage due to or caused by roof leaks unless caused by excessive winds.
Loose or falling tiles None acceptable. Remove and correct affected area. Tiles should be securely attached to roof by approved methods unless these conditions are caused by excessive winds.
Ridge-hip and rake tile loose or missing None acceptable. Remove tiles and attach securely unless these conditions are caused by excessive winds.
Chipped and broken tiles Chips no larger than 3/4" are acceptable unless excessive in number. Broken and cracked tiles are not acceptable. Replace affected tiles. However, Fieldstone will not be held responsible if damage was caused by homeowner. Damage must be reported within the first 30 days of closing.
Wood nailers visible under hip or ridge tiles not per manufacturer's specifications None acceptable. Remove tiles and correct conditions.
Irregular, uneven, and unsightly valleys Valleys should be reasonably straight. Make cosmetic repairs as necessary. Valley should be reasonably straight and pleasing to the eye.
Unsightly and/or off-color mortar None acceptable. Make appropriate repairs. Mortar should be neat and reasonably uniform in color.
Improper exposure Exposure not to exceed limits recommended by manufacturer or building code standards. Make appropriate repairs.
Vents not flashed or improperly flashed Only approved roof jacks acceptable. Make necessary repairs.
Improper or inadequate flashing Flashing should be installed according to manufacturer's recommendations or building code standards and should be approved type. Make necessary repairs.
Improperly installed nailing strips Strips should be installed per manufacturer's recommendations. Make appropriate repairs. Nailing strips installed per manufacturer's recommendations.
Inadequate underlayment Per manufacturer's recommendations. Make whatever repairs necessary to insure proper underlayment.
Improper crickets (installed by other trades) Improper crickets are not acceptable. Install cricket correctly and repair or replace damaged roofing.
Tile appears to droop at eaves None acceptable. Install proper spacing at eaves.
Crooked vertical and horizontal lines Vertical and horizontal lines should be reasonably straight unless deliberately varied. Make necessary repairs.
