Maintenance Schedule

Every Month

WOOD CABINETS Clean with a damp cloth and apply a light coat of wax. Inspect for separations. Recaulk as needed.
PLUMBING Check under kitchen and bathroom cabinets for leaks. Flush all toilets and run water throughout sinks, especially in bathrooms not used on a regular basis. Check the area around the hot water heater for leaks.
KITCHEN EXHAUST FAN Remove and clean the filter. Clean accumulated grease deposits from the fan housing.  
SMOKE DETECTOR Test for proper operation.    
GFI OUTLETS Check GFCI (Ground Fault Circuit Interrupt) for proper operation by tripping circuit interrupter buttons and resetting them.    

Every 3 Months

EXTERIOR DOORS Lubricate hinges and locks if required. Polish tarnished hardware. Inspect door finish for cracks and peeling. Touchup where required.
INTERIOR DOORS Lubricate hinges.    
GARAGE DOOR Use as light lubricating oil on door hardware and wipe away excess oil. Do not lubricate using spray lubricants which contain solvents. Inspect mechanism for free travel.
WINDOW AND DOOR TRACKS Check to see if weep holes are open. Clean out dirt and dust. Lubricate rollers and latches. Clean sliding door tracks and apply silicone spray to tracks as necessary.
CONCRETE Clean away oil and grease.    
LANDSCAPING Check for proper drainage to ensure that nothing is causing water to stand in puddles for more than 24 hours and that water isn't draining toward the foundation.    
FAU or FURNACE Clean or replace filter at the return air register(s).    
SPRINKLERS Clean filters of debris at irrigation sprinkler heads.    
WINDOWS Check weather-stripping at windows and repair or replace as necessary. Inspect window screens and repair or replace as necessary.  

Every 6 Months

COUNTERTOPS Inspect for separations at sinks and backsplash. Recaulk where required. Seal any natural stone countertop.
TILED AREAS Inspect for loose or missing grout or caulking. Regrout or recaulk if necessary.  
SHOWER DOORS Inspect for proper fit. Adjust if necessary. Inspect caulking and recaulk if necessary.
TUB ENCLOSURES Inspect for proper fit. Adjust if necessary. Inspect caulking and recaulk if necessary.
WEATHER-STRIPPING Inspect, adjust or replace if necessary.    
FAUCET AERATORS Check for proper flow of water. If the flow is reduced, clean the aerator screens. During the first two months, the faucet aerators could require more frequent cleaning.
GUTTERS Make sure gutters are free from debris material that could prevent free flow of water.    
SECTIONAL GARAGE DOORS Make adjustments as indicated in manufacturer's instructions.    
WATER HEATER Flush out the hot water to remove accumulated sediment. Inspect and test safety valve.  

Every 12 Months

WATER PRESSURE VALVE Check for proper function. Adjust if necessary.  
LAUNDRY ROOM FLOOR DRAIN Check for proper damage. Clean the drain if required.  
PLUMBING Clean faucet aerators and inspect plumbing for leaks.    
SHUTOFF VALVES Check their operation by closing and then reopening.    
GARBAGE DISPOSAL Clean and sharpen by running a tray of ice cubes and depositing cleaning project agent into disposal.    
EXTERIOR PAINT Inspect for cracks and peeling paint. Repair and repaint if necessary.  
GARAGE DOOR Tighten all bolts and hardware.    
TILED AREAS Seal grout.    
PATIOS, BALCONIES & DECKS Seal their surfaces following manufacturer's instructions. Check and tighten all deck bolts. Replace damaged pickets, rails and boards.
WOOD FENCING Inspect posts, rails and boards throroughly. Repair where required.  
FIREPLACES Check for loose or missing mortar. Clean chimney stack.  
SMOKE DETECTORS Replace batteries.    
EXTERIOR DOORS Refinish or repaint if necessary.    
FAU or FURNACE Have system fully serviced by a professional.    
ROOF Check for loose or broken tile and repair. Do not walk on your roof. Use a professional to avoid damage. Check for dirt or debris in valleys, flashings, gutters and downspouts, and have them cleaned by a professional.
FIRE EXTINGUISHERS If you have purchased them for your home, have them inspected and tested.    
ATTIC Check insulation and move back to its original location if there are voids on attic floor.    
STUCCO Remove efflorescence if necessary. Seal if desired.
