Dana Point Homes – Foundation Explained

Why Put Clear Plastic Under Slab?

The clear plastic Visqueen is actually a moisture barrier to stop water from seeping up from the soil into your home.  Water continues to rise to the surface for year to come and the Visqueen keeps your home protected.

There’s Cables Under a New Home Slab?

Post tension cables are put down in the slab through out the entire bottom floor on the home.  The cables are anchored down on one side and stick out the other end.  Once the foundation is poured and cured, the cables are stressed and cut into place.  This keeps the foundation together over the life of your new home.

Shear Panels, Hold Down Bolts, On My…

Besides the amount of rebar that lies beneath the slab, there are shear panels straps that tie the foundation to the first floor, to the second floor, to the roofing system.  Hold down bolts are also added to the process to help tie the foundation to the framing of the home.

Constructions Starts on New Homes in Dana Point

The time has finally arrived to begin construction on six new homes in Dana Point at the corner of Del Obispo and Camino Del Avion.
All the neighbors in the area are happy to see this vacant lot finally be completed.  The construction of these six homes also brings new street improvements to this intersection.

Below are some pictures of the six homes as each lot is being prepped for staking, trenching, and pouring the slab.  As construction begins, changes will be visible quickly.  Soon you will see the slabs being poured and before you know it, the framing will begin and these six new homes will look more like homes.

Family Activity in Dana Point – Headlands Nature Preserve

Looking for a great family activity in Dana Point, California?

Make sure to check out the Dana Point Headlands Nature Preserve Walking Tour.  This walking tour takes you to the highest point on the Dana Point coastline for a breathtaking view of the harbor and the coastline. At the entrance to the preserve, you’ll stop at the Nature Interpretive Center where exhibits chronicling the history and environment of the Dana Point Headlands are available.

As you complete your walk, your guide will offer you the option of a trail down the bluff to a famous and formerly remote surfing beach. This beach

area continues to be a particularly popular spot for surfing, as it has been since the early long board days of the 1940s. During your tour, you will view a large building project with many ocean view homes just above the sand and up the slope to the bluff above.

Additional Information:

Children in strollers are not recommended, Ages 7 to 11 should be able to walk 2 miles and handle a 200 feet elevation change. You may want to bring a bottle of water since there are few locations to buy bottled water on this tour.

Work at the intersection of Camino del Avion and Del Obispo Street is continuing as Fieldstone Homes California prepares to begin construction in July on homes in its new home community in Dana Point, The Cove at Dana Point.

Work includes widening the streets by adding a turn lane to both and rewiring and retiming signals for smoother traffic flow. That project is expected to continue the next couple of months, according to a news release from David Greminger, president of Fieldstone.

Fieldstone also plans to move the overhead utility lines underground, Greminger said. The developer also will install landscaping, sidewalks and a new storm-drain catch basin, he said.

The Dana Point Planning Commission last week approved architectural plans for the homes on six lots at The Cove. The homes will be 3,100 to 3,600 square feet, many with ocean views.

The district has earned a GreatSchool’s overall district rating of 8 out of 10 based on its schools overall test results. The Cove at Dana Point is in close proximity to attend the following schools, all of which offer advanced placement classes, special education, vocational/technical, and alternative programs.
